Construction on the first phase of the Brown Farm subdivision in southwest Eaton is scheduled to start this week.

The new subdivision will be south of Collins Street between the Governor’s Ranch subdivision and Cheyenne Avenue. The first phase adds 130 lots for detached single-family homes and 36 single-family attached homes on the east side of the subdivision.

Earthwork, utilities, and road work for the first phase are anticipated to last until spring 2026. Road work will include:
•    Making three crossings on Cheyenne Avenue for water and sewer line connections 
•    Adding a sidewalk and right turn lane to Collins Avenue
•    Extending Orchard Street and Colorado Parkway to create eastern access points
•    Extending Cottonwood Avenue to create a northern access point

The Brown Farm Planned Unit Development, which is approved for up to 843 residential units and more than 153,000 square feet of commercial space, will likely continue to be constructed in phases depending on market demand and water availability.

All future phases will have to be approved by the Planning Commission and Board of Trustees through properly noticed public hearings. Phase 1B will still require future public hearings, but construction on infrastructure such as roads and utilities can start.
